His multifaceted background encompasses appraisal, finance, brokerage, property tax assessments, and direct, hands-on property management across a spectrum of property types including single-family homes, intricate multi-family apartment complexes, and specialized medical office buildings. Mark has a strong track record of successfully representing clients on both sides of transactions, understanding the nuances involved in negotiating deals to achieve optimal outcomes.
His early career was distinguished by earning the prestigious AACI appraisal designation in Canada. He honed his skills valuing luxury residential properties and complex commercial assets before becoming a top-producing investment sales associate at Colliers International in Toronto, where he specialized in multi-family property transactions, from garden-style complexes to high-rise buildings, with values ranging from $300,000 to $30 million – consistently negotiating favorable terms for his clients. Mark also founded Meras Property Co., a respected consulting and appraisal firm. His financial acumen was further sharpened as a Commercial Mortgage Loan Originator for the Royal Bank of Canada, managing substantial commercial financing needs and a private-investor portfolio exceeding $1 billion in residential real estate.
From 2004 until the successful sale of the companies in 2016, Mark served as CEO for Patient Place and Dallas Medical Holdings. In this capacity, he not only led the operational growth of a major medical practice but also expertly managed its significant portfolio of medical office real estate, overseeing everything from negotiating leases to property development and tenant improvements, always with an eye towards maximizing asset value and operational efficiency.
Following this, in 2016, Mark co-founded Nexus Property Group and Paragon Property Co. As a principal at Nexus, he was instrumental in sponsoring and syndicating the purchase, strategic management, and disposition of multi-residential properties on behalf of accredited investors. This included overseeing all operational aspects of their multi-family portfolio, culminating in successful deals such as the sale of a 120-unit rental apartment building in 2023. His leadership at Paragon Property Co. involved setting the standards for high-quality, investor-focused property management services. This wealth of experience in complex residential and commercial management provides a robust foundation for navigating the intricacies of the single-family market.
Mark holds a Bachelor's degree in Economics and Computer Science and attended Law School specializing in Contract Law and Real Estate Transactions, further enhancing his negotiation and deal-structuring capabilities. His career gained significant traction at Patient Place, where he joined Mark Meras and advanced to the role of CFO. Kyle was pivotal to the company's financial growth and played a critical hands-on role in managing the diverse real estate assets for Dallas Medical Holdings. This involved direct responsibility for all facets of their medical office portfolio, including acquisitions, sales, complex refinancing, and leasing negotiations (with tenants such as dentists, optometrists, and pharmacies), always prioritizing the financial objectives of the stakeholders. During this period, he also earned a Master of Finance from the University of Texas at Dallas, with an emphasis in Finance and Real Estate.
In 2016, Kyle co-founded Nexus Property Group and Paragon Property Co. alongside Mark. As a Co-Founder of Nexus Property Group, he was deeply involved in all operational and strategic aspects, from the identification and rigorous financial and physical due diligence of multi-family investment properties to raising over $1.5 million in equity. He managed high-net-worth investor relations, produced detailed offering memoranda, and brokered the purchase and sale of properties within their 193-unit apartment portfolio, consistently demonstrating a commitment to transparency and investor success. His role at Paragon Property Co. involved overseeing the practical day-to-day property management operations, including collecting over $1.3 million in annual rents and HOA dues, managing tenant and owner relations, and ensuring regulatory compliance, all while maintaining a focus on client satisfaction and asset performance.
Critically for their current focus, Kyle has been actively involved with White Mountain Resources, a family-owned business operating nearly two dozen single-family residential properties since 2000. This provides him with over two decades of direct, continuous experience in the acquisition, sale, and management nuances of the single-family housing sector. Licensed with the Texas Real Estate Commission since 2010, Kyle is adept in financial planning, GAAP accounting, and business development, skills he leverages to ensure clients receive sound advice and achieve their investment goals. He also actively contributes to the community as Co-Chair for the Duke North Texas Alumni association.
